- The board was invited but only our president was present
- Tanya Spencer was appointed to fill the board vacancy
- kudos to Peter for putting in a lot of time with ongoing issues
- no change in budget for this year
- working on city of clayton “violation list” (completing tasks) garage was a the top of the list until the cold weather this winter when the fire escapes were deemed structurally unsound by the city of clayton this is not at the top of the list, also top priority membrane at the base of garage to alleviate h20 issues along with the install of a french drain. Clayton is aware that it is cost prohibitive for the unit owners to complete all of the items on the list at once, currently sorting through bids for repair and replacement, discussion of using wood vs. steel for the escapes, wood has shelf life of 10-15 years. Currently city has newer codes but we are grandfathered
- have not had a meeting due to a lot of unknowns associated with above
- 52 page packet handed out (will scan and upload contents) balance sheet, no separate operating vs. reserve account because need to easy access to the $$, 09 expense statement and YTD 2010 expenses
- once accounts are delinquent for 90 days process to place lien on property will start, currently there are about 4600 in outstanding dues
- roughly 11-12% of units are rentals
- financing associated with fire escape repairs, loan taken out for repair costs and individual owners are given the option of paying up front or financing their portion of the cost, amount owed will be based on percentage of ownership in the complex (same as dues structure)
- gas leak in southwest portion of garage associated with h20 drips onto gas line
- getting bids on siding for areas that are in need of painting
- seeking four members to compile and prioritize list of items that need to be worked on at the condo, categories would be: violations, small items that would assist in the overall aesthetic of the site
- phone call is priority for communicating items that are in need of repair, all calls are recorded so there is a record of who called for what and when, a work order request sheet will be uploaded in the “filing cabinet/important documents” post, anticipate 3-5 days for an e mail reply
- detailed list given off exterior and interior lighting issues
- documents will be uploaded to google docs and links posted for a central point to house documents pertaining to Westwood Terrace
- basement is sprayed monthly for bugs

Thanks, Kelly. Is there a list of items on the violations list that have been taken care of to date? Because I don't see what, if anything, has been addressed. I still see rusting fire escapes, crumbling cement, icky garage, and even still the old mailboxes.
